Welcome to Anadyr (2007) Inc. My company was launched in May 2007 and its office is located in Irricana, Alberta. Irricana is a Calgary bedroom community located 40 minutes northeast of Calgary. It is an ideal location in the Greater Calgary Area. I would also like to contribute to the Town of Irricana. Our territory covers Calgary and the greater area. As of late 2010, our assignments have covered from Barons to Grand Prairie, and from Brooks to Zebellos B.C. We do appraisal assignments mostly in Calgary and its bedroom communities. Outside these areas is also given consideration. |

Types of property we appraise is all residential, country residential, farmsteads, industrial and commercial properties, speculative development lands, leasehold interests is our specialty. No job is hard for us. If we are asked to do an assignment we are unfamiliar with, we will recommend the right appraiser who is. Our appraisers are experienced and follow the strict guidelines of the Appraisal Institute of Canada. As members of this professional organization, we must follow and adhere to their strict guidelines such as mandatory recertification, continuing education and a university degree being one of their strict requirements.
So what does this all mean? This means that I have strict guidelines in my company. I demand excellence in my work and the work of my appraisers. For example, every building we appraise is physically measured. We do not rely on assessment rolls or Multiple Listings Data on building sizes. If plans for the building are available, we use measurements from the plans. In my experience of real estate appraisal I have found that Multiple Listings Data and city/town assessment data can be unreliable. All building we appraise has accurate floor area calculations. Our company also abides to the Canadian Uniform Standards of Professional Practice (CUSPAP). For all residential appraisals, we use Clickforms™. The reports are easier to read and have less addendum paragraphs. All commercial and agricultural appraisals are done on a narrative form also adhere to CUSPAP. Like the A.I.C. we demand excellence and professionalism in our company. We are also licensed appraisers with the Real Estate Council of Alberta (RECA).
For quality of work, we demand the finest products for real estate appraisal. For narrative reports we use Coverbind™ to bind all reports. All of our appraisers are required to have lap top computers to help us achieve excellence in our field. Our office has the finest equipment available to provide you with excellence and professionalism.
Our prices are reasonable. Fees for residential appraisals are usually $300 to $400 range. Areas including Calgary, Airdrie and the northeast Calgary bedroom communities are in the lower $300's. Estates, out of town residences where there is limited real estate on-line information are in the $600 too $1,000 range. Industrial and commercial properties are by quote. Our quotes are conservative. In the past year they have been in range from $2,000 to $3,500. The fees are based on distance and difficulty. Our quoted fees include disbursments. All we ask on commercial assignments is that half the fees to be paid up front, and the balance paid upon completion of the report. For your convenience we accept major credit cards. We also accept cheques as well as payment the old fashioned way: in cash.
